You know, nowadays if you’re listing a property in the city of Toronto, it’s vital to use a local agent, somebody who knows the neighbourhood. I’m going to tell you a quick story that illustrates this point perfectly.

You know, last Sunday I got up, I made myself a cup of coffee, and I sat down at my computer. My client sent me an email, said a great listing came up this morning, I want to see it right away. I said no problem. I printed out the listing, looked at where the brokerage was, guess what? It was in the 905 area code. I kind of shudder every time I have to deal with brokerages in the 905, but this time, I gave them a call. It’s a Sunday morning, it’s around 11am, guess what? They’re closed! I get an answering service. The answering service puts me through to the agent and I leave a message for him: “Hi, I’d like to show your listing, please get back to me.” You think I heard back from him? Uh uh, I didn’t. I took my client out anyway, saw a few beautiful listings, including one that he might make an offer on.

The next day I called the listing brokerage again. I asked them, “Hey, what’s the deal? I tried to show this place, the agent never called me back.” They said, “Ohh, we’re so sorry. You know what? The agent hasn’t had a chance to go downtown and put a lockbox up yet, so he can’t show it.” I look at the listing, it’s been up for five days. Five days and this agent hasn’t had the chance to put a lockbox up? It’s a travesty. I wish his clients knew what a disservice they were getting from this agent.

You know? If you’re thinking of listing a condo downtown, do yourself a favor. Don’t call that guy that plays golf with your dad on Sunday or the agent that listing your parent’s place in Cobourg six months ago, use a local agent, use an area specialist. They’re going to help you out a lot more and they’re going to cause you a lot less headaches in the long run.
