Now, today I’d like to take a moment to talk to you again about Feng Shui. If you watch my other blogs, you know I’m a big believer in Feng Shui and I use it to help me sell real estate.
Now, we know that Feng Shui principles can help us make properties more attractive and help us sell them, but does it affect the selling price? Can you use Feng Shui to make more money on your real estate investment? The answer is yes. Why is that? Because numerology is very important in Feng Shui. Some numbers are given lucky attributes, some numbers are given unlucky attributes. For example, the word for number eight sounds almost identical for the word for wealth and prosperity. Likewise, number four sounds almost identical to the character for death, in both Mandarin and Cantonese, so it’s widespread across the Chinese population.
Now, the University of British Columbia decided to test these theories and find out whether eight versus four had any effect in the real estate market. The ethnic Chinese population is around 18%. Here in Toronto it’s around 11%, so there’s not that big of difference. They looked at 150,000 sold listings in the city of Vancouver between the year 2000 and the year 2005. What did they find? First of all, 15,000 of those contained the number eight. Only 7,000 contained the number four. Properties that had the number eight in them gained a 2.5% premium. Properties that contained a four sold at a 2.5% discount. That’s almost a 5% difference. It’s $25,000 on $500,000; a lot of money.
